To stage or not to stage…

Now…the subject at hand…TO STAGE OR NOT TO STAGE?  Most folks say it is always a question of budget.  But, really, you have to look at your end buyer’s wants and expectations.  These days, buyers want to see a true vision of what their new house could look like.  So, it only makes sense to stage your rehabs.  A properly staged home can mean the difference between getting an offer and having a potential buyer walk away because they couldn’t envision themselves living in the home.  Plain and simple, people want to see what it could look like for them.  And, as of late, there is a growing expectation that the house is going to be staged.  From retail sellers to rehabbers who are reselling a property, staging has become an industry standard.  A properly staged home can help the house sell quicker which affects a rehabbers holding costs.  Even if you are in a downturning market and your profit seems to be dwindling, you should stage the house.  The overall cost is minimal in the scope of things.  I’ve seen prices range $2k – $5k or higher depending on list price of the property.  Sometimes if you are working with the same stager over and over, they will give you a break.
