Good morning folks…I’ve been wondering if you’ve been taking advantage of all of the tools available at YOUR real estate investors club, Boston AREIA? I thought, well…sometimes people don’t know what they don’t know. They don’t know what’s available or how to use it. So, that’s what today’s blog post is about. I want to make sure you are using all that is available from our vendors to our Board of Advisors and to show you what you get as a member of Boston AREIA. One thing that we don’t know until we know it – One of my mentors and someone I consider an absolute Tax Guru Joe Craft, always told me that to maximize the tax laws, you need to own a home based business, especially as a newbie real estate investor, because unless you meet the qualifications of working in your real estate business for over 750 hours, there’s many deductions you aren’t allowed to take. I wrote a blog post on why Joe Craft thinks everyone should own a home based business. Read it now! But, more importantly contact Joe. He is an expert at saving people money on taxes. He co-wrote a book called “It’s not how much you make that matters, it’s how much you keep that matters the most!” He has helped me and many of my real estate investors keep a lot of my money over the years. So, many of you have seen Jenn Kiely at the meeting talking about Send Out Cards. What most of you don’t know is that Jenn is a real estate agent as well as an investor. She and her mentor Annie Trajlinek in Send Out Cards have shown me how to use the system to work probate, FSBO’s, out of area owners and expired listings and more using the system they have. At first I thought, ok, this is an awesome way to keep in contact with members, then I started using it in my real estate business and my open rate more than doubled! Then, I started using it for home and family. Do you know I never forget birthdays or anniversaries anymore because the system sends me a reminder more than a week before someone’s birthday?! And, you can send gifts too! One of my friends sent a birthday card and a $10 Walmart gift card to her nephew the other day and she never left her house! I’m so excited about how it helps me in real estate, I’m going to ask them to do a marketing training on how to use the system so everyone can double their open rate. This will be the last one I go over, lest I lose your attention for a too lengthy blog post. I don’t want to do that.
